There are two certainties in the

Real Estate business today
Real estate transactions are becoming more complex,

and lawsuits are becoming a regular occurrence.

One key area that is becoming more and more common in claims against real estate professionals is misrepresentation of a property's physical condition.

Many agents believe that a property disclosure form will successfully communicate any potential problems a property has. This is not always the case. A property disclosure form is somewhat restrictive - it can only disclose what the seller actually knows about the property. This is where a home inspection can be a significant risk reducer. A general home inspection will catch the defects that are often missed during a final walk-through. These are items that would have been obvious to the trained eye of a professional home inspector.

Real Estate Professionals who provide for their clients, or who routinely council their clients to obtain a home inspection, experience:

  • Reduced Liability
  • Improved image and credibility
  • Less litigation
  • More sales
  • less negotiations
  • Reduced selling time
  • Less buyer discomfort
  • Curtailed buyer remorse
  • Higher sale prices
With a detailed, professionally prepared home inspection report in hand, you need not continually overcome buyer objections related to the condition of the property. If the inspection findings are taken into account when determining the asking price, the buyer has no motivation to negotiate a lower price based on the condition of the property.

Insight provided from the inspection report allows the seller to enhance the appearance and condition of the property before it reaches the market

Result ...
A Faster Sale at a Higher Price

Home inspection helps everyone in the deal.
It's not just for the buyer, the seller or the agent...

an inspection helps hold the entire deal together.

When your client has a pre-sale inspection done, a 2 X 2 ft sign will be posted on the property  along side your Realtors sign acknowledging that the home has been professionally  inspected and a report of the inspection is available for viewing giving details about the structure, mechanical systems and safety of the home. This means more credibility for you and your client.
